CORYELL COUNTY WIDE DEVELOPMENT ISSUES

Dear Potential Landowner,

In an effort to engage in transparency, this letter is intended to disclose potential issues regarding the purchase of your land. Those countywide potential issues are as follows:

1. The population of Oglesby, Texas is approximately 500 people. A subdivision with several hundred homes will create the 3rd largest city in the county without police, fire or ambulance service.

2. The local school is of inadequate size to facilitate a considerable influx of new students. To illustrate, the football team is a 6 man team. Taxes are estimated to raise significantly as the school builds a new complex for the influx of students.

3. Limited water availability.
-Estimated water well drilling cost is approximately $100,000.
-Water meter from Coryell City Water Supply is $10,000.
-There are no water lines on the property.
-Water Wells in the area are going dry (at least 3 right now) and are lowering by 100 feet every few years.
-Please call Middle Trinity and ask how several hundred wells in a small area will create a conal depression limiting water supply to all homes.

4. No city sewer services. Septic tanks would be required.

5. Heart Of Texas Electric COOP is the only electricity provider. Electricity costs are considerable and the grid in this area left us without power for over a week in 2021.

6. Limited law enforcement, fire and emergency medical services. The fire department is volunteer in the area and there are a limited number of deputies policing the area.

7. Frequent rocket motor testing (10 miles distant). This produces considerable noise and ground vibrations with the potential for structural and foundation damage. Some local structures have several feet long cracks in rock and foundations.

8. Damage claims in connection with rocket motor testing are almost always denied because of Texas law to attract these companies allowing them to be liability free.

9. Frequent military maneuvers on Fort Hood (13 miles distant) during the day and night with 105 mm and 155 mm artillery and heavy machine gun fire.

10. Frequent controlled burns on Fort Hood and elsewhere in the area during the summer affecting air quality.

11. Frequent wildfires in the area during the summer and during times of little rain.

12. Poor road conditions in the area due to heavy traffic, tractors/trailers for agriculture and lack of maintenance.

13. Drive time to Waco approximately 45 minutes - 1 hour.

14. Drive time to Dallas approximately 2.5 hours.
